  1. How many units are there in Elita Promenade?
    There are 1,573 units in the project. 944 units are in Phase 1 and 623 units are in Phase 2.

  2. Who are the consultants for the project?
    The project has engaged International Consultants to design the project. The main architect is RSP Architects Planners and Engineers; the Landscape Architect is from Belt Collins International and the M&E consultant is Potential Service Consultants.

  3. Who takes care of the maintenance within the project?
    KPD handles the maintenance initially, using the one-time deposits collected from the residents at the time of handing over. Later the maintenance will be handed over to the association formed by the residents.

  4. How will utilities such as water and electrical services be provided for the project?
    The basic facilities such as water and electrical connections are provided for in the project by the relevant authorities in Bangalore.

  5. When can the project be handed over to buyers?
    The entire project is scheduled to be handed over by December 2009. We are currently in the process of handing over Block 1 & Block 2 in Phase 1 and the other blocks will be handed over progressively.

  6. Is the land title of Elita Promenade clear?
    Absolutely, Elita Promenade is freehold, marketable and free from all encumbrances.

  7. Has BDA sanctioned Elita Promenade?
    All permissions have been approved by the necessary authorities’.

  8. Can you elaborate on the payment schemes for your residential project? Any tie-ups with local/overseas banks?
    By installments and we have tied up with both local and overseas banks.

  9. Do NRIs require permission of Reserve Bank to acquire immovable property in India?
    No, NRIs do not require any permission to acquire any immovable property in India other than agricultural / plantation property or a farm house.

  10. What is the difference between carpet area, built-up and super built-up area?
    The area of an apartment or building, not inclusive of the area of the walls is known as carpet area. This is the area that is actually used and in which a carpet can be laid. When the area of the walls including the balcony is calculated along with the carpet area, it is known as built-up area. The built-up area along with the area under common spaces like lobby, lifts, stairs, garden and swimming pool is called super built-up area.
